Lease Details
Rent is due on the 1st of the month and is considered late after 11:59 PM on the 3rd of the month. A late fee will be added on the 4th of the month.
At Atlas North Lamar, you will be auto-enrolled in the Liability Program unless you provide and meet the requirements for personal Renter’s Insurance. The Liability Program is only $15 per month. The liability waiver program is not a renter’s insurance policy, and personal property will not be covered. If you choose to provide your own renter’s insurance, you must have at least 100,000 in personal liability coverage and upload your Declaration Page to the Resident Portal site for verification. The property must be listed as an Additional Interested Party as well.

$120 Monthly Community Fee due with Rent (trash, valet trash, boiler, pest control); Other options include Bike Storage $5 per month, Reserved Parking Space $75 per month, or Extra Storage Closet (outside apartment) $75 per month.
Leasing Process
Our application process is quick and easy. Apply online on our website by clicking the Apply Now button, select your desired floorplan, move-in date, and lease term. Complete the online application and add additional applicants. Upload your ID and proof of income directly in the applicant portal.
$65 Application Fee per person, and a $150 Administrative Fee is due along with a Security Deposit when applying on our website.
No, leases can be signed electronically.
Living at Atlas North Lamar
Rent will be paid through the Resident Portal. We accept e-check or credit/debit card. You can set up a one-time payment or monthly recurring payments. There will be a processing fee based on the form of payment that you select. You may also provide a check, money order, or cashier’s check to the leasing office.
Water and sewer utilities are sub-metered and billed monthly through Billee, and is due with your rent payment. This will be paid through your Resident Portal with your rent payments. Electricity is billed directly through City of Austin electric.
We provide valet trash pickup service. Trash will be collected five nights per week (Sunday-Thursday) directly from outside your door, and a trash bin will be provided for your convenience. Bins must be outside between 6:00PM-8:00PM for service to begin promptly at 8:00PM.
Maintenance requests can be submitted through your Resident Portal or by contacting the leasing team by phone, email, or in person.
Maintenance is available for after-hours emergencies. Please call the leasing office at 512-988-5845 and press option 3, then option 2. Please leave a message with your apartment number and maintenance emergency and a maintenance team member will contact you back immediately. Emergencies consist of water leaks, lockouts = $100, no power, no A/C, no heat, and sewer backup (if you have only one toilet in your apartment).
Fitness Center, Business Center, Pet Spa, Dog Park are all accessible 24 hours a day; Sky Lounge & Clubroom 6AM to 10PM; Infrared Sauna 6AM to 9PM; Pool & Grill Area 10AM to 10PM.
Yes, we do allow animals, but some restrictions apply. The maximum number of animals per apartment unit is 2. Animals (except for service animals) are prohibited in our community unless the Owner, the Resident and all roommates execute our standard form Pet Addendum. Regardless of weight, the following breeds or hybrids of dogs are not permitted: Akita, Doberman Pincher, Rottweiler, Dalmatian, Pit Bull (e.g. Pitt Terrier, Staffordshire Terrier, APBT, or any other dog that has the substantial physical characteristics and appearance of those breeds), Chow, Wolf Hybrid, Presa Canario and Bull Mastiff. This restricted breed list is subject to change without notice. The following animals are not allowed: birds, rodents of any kind, snakes, frogs, spiders, ferrets, or other exotic animals.
We want all of our residents to enjoy their living experience throughout their time at Atlas North Lamar . We ask that our residents and their guests follow all Community Guidelines found in your lease including:
2 guests per resident in each amenity space.
No glass containers allowed in pool, at the grill area, or inside the pickleball courts
Proper use of amenities or common area spaces- Amenity Space reservations allowed for residents to host events with payment and signed agreement
No smoking anywhere within the community
Pets kept on a leash at all times and pet owners are required to pick up pet waste and properly dispose in pet stations located on property.
Misuse of property safety equipment (fire extinguishers, exit signs, etc)
No graffiti or vandalism allowed
Yes, apartment transfers are possible based on availability. If we have another unit open that meets your needs, we’ll be happy to assist with the transfer process. Please note that a $500 transfer fee applies, unless you are within 30 days of your lease expiration date, then the transfer fee is waived.
Key Fobs are used to access all entry doors, both elevators, amenity spaces, and to open the parking garage gate. We also utilize an app named Community so you have access directly from your phone as well! You can use the button from the remote to open the parking garage gate, and simply place your fob remote against the black door access point and wait to hear it click and release to open the doors and operate the elevators.
Our mail room and Parcel lockers are located 1st floor near the leasing office. We do not accept packages at the leasing office. Each resident receives one mail key and must sign up for Parcel Pending at the time of move in.
